Will you live here all year or visit for a few weeks at a time? Are you planning a home for your family or looking for land for an investment project? We talk through those plans before narrowing the search, including what you need to have and where you are willing to compromise.
A year-round home
Picture an ordinary day: the school run, shopping, getting home and finding somewhere to park. We consider your family’s routine, the neighbourhood and what needs to be close by.
A holiday home
You might want somewhere secluded, or prefer easy trips to the sea and into town. We discuss how you spend your time in Montenegro and the surroundings you would enjoy coming back to.
An investment project
First we discuss the intended use of the property and who it is for. Then we consider how the idea fits the location, the plot’s possibilities and the budget for development.
See how your plans fit the land
Two plots of the same size can call for quite different designs. One may leave plenty of room for a house and garden. On another, the slope, shape or position of the access road could change how the site needs to be laid out. These details belong in the search from the start.
We help you look at each option with the future build in mind. Where could the entrance go? What might affect the position of the building? What is known about utilities, and what still needs checking? If you already have a sketch or a rough layout, send it over at this stage.
Before buying, the plot’s documentation, access arrangements and what may be built there need to be checked. Its size, or what a neighbour has built, will not by itself tell you whether your project is possible.
Keep the whole project budget in view
Alongside the purchase price, there will be site preparation, construction and the work needed to get the property ready to use. The land itself affects what is involved. It helps to discuss both the budget for buying a plot and what you have in mind for the project as a whole.
A gentle slope, for example, may be difficult to judge from a photograph and still affect the way the house is designed. Access, potential utility connections and the position of the building all need attention while you are comparing plots.
Our construction background is useful here. We look at the work that may lie ahead and help you understand which site conditions could affect your plans. That gives you more to go on when deciding which options to explore further.
Keep working with us after the purchase
Once the plot is chosen, the design needs to take shape: the position of the building, its layout, architecture and services. Then comes organising the work on site. The priorities you started with should carry through into those decisions.
Eco Build can take on architectural design, construction, finishing and fit-out. Our team can also source materials and coordinate the specialists. You stay involved in the choices that shape the property.
If you already have an architect, we can work alongside them on the build. We can also work from completed drawings. For owners based outside Montenegro, our team can organise the work on site. We will discuss at the outset which parts of the project you would like to put in our hands.
